How NOT to get Scammed by "So Called" Private Lenders

I had someone reach out to me with this particular post that most of us have seen or gotten at some point while being in this business. Here it is: "Hello I’m a Private Lender, We fund up to 100% of total loan cost (Purchase Price & Rehab) or 100% of arv. Our interest rates go as low as 6% with terms as long as 36 months + 2months grace period and no early prepayment fee My lending platform supports residential, bridge, commercial, refinancing, fix and flip, Refinance, rehab and personal loan... More etc NO prepayment penalty" This was my response: "Do you have a website? Can you give me some addresses of properties you funded? I can look at title to verify" You see, if they're a reputable lender, when they fund a loan, they're going to record it. With technology this day and time, you can pull up any title report and they're information should be in the Transaction History. Every piece of real estate has a track record of who owned it and financed it. So, the next time you feel uneasy about a lender, ask them to provide you with some addresses of loans that they funded and then go pull those title reports. PIN Technical Issues Since Last System Update 2/22/2024

I am curious if anyone else having issue with pin since the last system update? My experience has been two prong, advanced filters are creating issues with pulling a lead list and even after I manage to pull a list the export function is failing on both detailed (skip traced) and non-detailed (general property details). Customer Service has validated the issues and I have been pending a resolution from the development team for 3-4 days now. No one in customer service seems to be able to give an eta.... More Less
